How to Sell your Home

Tips on Preparing Your Home for Sale
1. Cleaning up the outside of the home • Curb appeal is very important. When the prospective buyer drives up the first impression of your house sets the tone • Make sure the grass is cut and the general yard area is nice and tidy.

• Fresh paint on wood surfaces and washing of exterior siding will improve the appearance • Clean you windows both inside and out • Check that your chimney is in good condition.

2. Touching up the interior of the house • Brighten up your home with a fresh coat of paint in all the rooms that need it. This will give your home a nice clean look • Wash the walls where paint is not appropriate (i.e. wall paper, paneling) • Wax all your hardwood floors • Wash your bathroom tiles • Shampoo any dirty carpets • A general clean up of your closets, garage, basement, attic, etc. is necessary to get rid of clutter and make your home neat and presentable • Be sure to dust.

3. Bathroom and/or kitchen fixtures • Give a new look to the room by replacing these items. You don't want the buyer to notice a leaking or worn-out faucet • Don't forget under the sinks. Fix any leaks and be sure to clean up under the sink with a touch of paint or some contact paper.

4. Remove any interior odors in the home • Pet and cigarette odors must go • Scented potpourri around the house works wonders • When a potential buyer is scheduled for a home visit, bake some cinnamon rolls or apple pie. You'll enjoy them and the aroma will fill the kitchen.

5. Professional help with the closing - Title company • A title company can handle the title search and paper work for a very small fee. It is well worth the cost.
